We believe that this is the best way to improve our bottom line and make a partner a very strong return on their money as well.
We own and manage 3 parks with a total of 206 spaces. Our NIO to date is $324,024.
Our debt service ratio is at 1.24 which is right at where the banking industry is looking for but higher than what we’d like to be paying on.
In our Joint Venture offer our partner or partners would need to invest $2,000,000 which would pay off all of our mortgages and debt against the properties.
Our partners would then receive 49% of the NOI per month.
That’s a 8.1% return the first year. But these parks are only half full and we’re adding 20% more value to the parks per year. In 5 years the park NOI will be $524,000 and the partners return will be 13% on investment.
Not bad considering that we do all of the work.
MT-TX has the management, grounds and landscape, sales team, and maintenance personal already in place and working.
This isn’t a start up project; your income starts 30 days from closing.
