For $375,000 you buy 49% of one of our parks in Kingsville TX.

That return, as of this morning would be $36,000 per year. The park has 24 spaces with 16 spaces filled leaving 8 to fill. We're filling the spaces with newer 2 and 3 bedroom mobile homes and leasing them at $650 to $700 per month.

Because of the quality of these homes the maintenance cost are very low, leaving a very high return on investment.

The average cost to us per mobile is $15,000 installed. Wit a return of $700 per month is about as strong a return as anyone could ask for.

Adding the income from the additional mobiles and the return will be in the $40,000 this time next year, and you have to do nothing.

Our pro team of management, maintenance and grounds people do all of the work. You get to be invested with a proven company that handles everything and you just have to receive the checks.

As of this morning the monthly income is $9000 per month.

Water is $810 per month

Taxes are $241 per month

Insurance is $41 per month

Grounds work $600 per month

Maintenance $1,000

Total is $2,692 per month

Leaving an NOI of $6,308 divide that by 49% = $3,154 x 12 = $37,848 per year.

Now that’s a good return on your money. But, that’s just the beginning; we’ve still got 8 spaces to fill. So the upside depending on how we do that would add an extra $4,800 per month by adding the additional mobiles to fill the spaces.
